Job Description:

ROLES AND RESPONSIBILITIES -

 1. Sales & Business Growth

Lead Generation: Identify and generate new business opportunities in the housing loans and LAP market by targeting potential customers and exploring new channels of acquisition.

Sales Strategy: Develop and execute sales strategies to achieve monthly, quarterly, and annual business targets for housing loans and LAP products.

Customer Acquisition: Drive customer acquisition by converting leads into sales, ensuring that the company's loan products are positioned effectively in the market.

Sales Presentations: Present housing loan and LAP offerings to potential customers through meetings, calls, and presentations.

Revenue Growth: Focus on increasing revenue through effective relationship management, upselling, and cross-selling loan products.

2. Market Research & Analysis

Market Trend Analysis: Keep track of market trends and customer preferences to offer tailored mortgage and LAP solutions.

Competitor Analysis: Conduct competitive analysis to stay ahead of market trends, understand the competition, and adjust sales strategies accordingly.

Product Knowledge: Stay updated on the latest developments in housing loan and LAP products, terms, interest rates, and government policies to advise clients accurately.

3. Client Relationship Management

Client Consultation: Advise potential and existing clients on the best housing loan or LAP options based on their financial profile, needs, and objectives.

Customer Retention: Build long-term relationships with clients through excellent service, follow-ups, and personalized solutions.

Customer Support: Address client queries and issues regarding loan processing, repayment schedules, and other related matters.

Network Building: Build a network of real estate agents, developers, brokers, and other referral sources to generate leads.

4. Loan Processing Support

Documentation Collection: Assist clients in collecting and submitting the required documentation for loan processing.

Credit Analysis: Evaluate customer creditworthiness by reviewing their financial history and help in the approval process.

Loan Disbursement Coordination: Coordinate with the underwriting and processing team to ensure smooth loan disbursement and timely approvals.

Risk Mitigation: Identify any risks in the loan application and suggest solutions or alternatives.

5. Stakeholder Coordination

Internal Collaboration: Work closely with credit, operations, and legal teams to ensure smooth processing of housing loan and LAP applications.

Vendor & Partner Management: Coordinate with external vendors (such as valuers, property agents, etc.) to ensure accurate property valuations and loan disbursements.

Cross-Functional Collaboration: Collaborate with marketing, legal, and finance teams to ensure proper communication and client servicing.

6. Reporting & Analytics

Sales Reporting: Maintain records of daily, weekly, and monthly sales activities, including leads generated, conversion rates, and revenue.

KPIs Monitoring: Track key performance indicators (KPIs) such as loan closure rates, market share, and business volume.

Performance Analysis: Analyze the effectiveness of sales campaigns and provide feedback and suggestions for improvement.

7. Compliance & Regulations

Regulatory Knowledge: Ensure compliance with all relevant regulations, guidelines, and laws related to housing loans and LAPs.

Documentation Compliance: Ensure that all documentation submitted by clients is accurate and compliant with internal and regulatory standards.

Risk Management: Be aware of any potential legal or financial risks in the loan process and ensure that these are mitigated effectively.

8. Customer Education & Advisory

Loan Product Education: Educate customers on the various loan products available, including interest rates, repayment terms, eligibility criteria, etc.

Financial Advisory: Offer personalized advice to clients on financial planning and how housing loans or LAP can benefit their long-term financial goals.

Post-Loan Service: Maintain relationships with clients post-loan disbursement to ensure satisfaction and explore further business opportunities.

9. Team Leadership & Development

Team Management: Lead a team of sales executives, if applicable, and ensure they meet their individual and team goals.

Training & Mentorship: Provide guidance, training, and mentorship to junior team members to enhance their product knowledge and sales skills.

Performance Monitoring: Monitor and motivate team performance, addressing any performance gaps to ensure sales targets are met.

10. Strategic Partnerships

Partner Development: Establish and maintain partnerships with builders, real estate agents, brokers, and other industry professionals to generate leads and business.

Strategic Alliances: Explore and develop alliances with financial institutions, developers, and other organizations for joint marketing efforts or promotional activities.

 

Key Skills for a BDM in Housing Loans & LAP:

Strong understanding of housing loan products, terms, and processes.

Excellent communication and negotiation skills.

Ability to build and maintain client relationships.

Knowledge of financial products, banking regulations, and lending policies
